  1. Consultation
    Book a call or request a free evaluation. Once you have filled out our FREE evaluation form, we'll assess your property and let you know what your property is potentially worth, we always aim to offer in line with the market rate or slightly above. We will then look to arrange a viewing as soon as possible.

  1. Agreement/tenancy starts
    After the viewing, once we are happy with the condition of the property and we're both happy, we’ll send over our guaranteed rent agreement including our terms, the length of contract (usually 3+ years) and any pre-arranged works to be carried out, which we're happy to oversee if agreed upon. Please note, our agreements are bespoke and are available to be tailored to suit your specific needs.

    Annually we will review how the tenancy is going and come the end of the contract we will discuss whether we will seek to renew the agreement, should both involved agree to part ways we will return the property to you in the same, if not better condition than you left it with us .

 Frequently Asked Questions regarding Guaranteed Rent

  • Guaranteed rent is where landlords are provided with their pre-arranged rental payments every month for a set period of time, this period of time usually varies between 3 and 5 years. Landlords can be assured that they will be paid their rent every month as the rent comes directly from our property management company and isn't reliant on tenants or whether the property is occupied or not, meaning that landlords get paid regardless.

  • Yes, you still get paid every month regardless of whether your property is occupied or not.

  • Yes! We would love to take on more than one of your properties, as long as they all meet our criteria.

  • We would set up a standing order with yourselves to your bank account so you get paid on time every month until the end of our agreement. You will receive the agreed level of rent each month automatically.

  • Yes. Manchester is our hub of operations and we are always actively looking for more properties to rent in Manchester and its surrounding areas.

  • We look after maintenance . Any repairs that are required due to the action of either ourselves or our clients will remain our responsibility and we will cover these costs. Meanwhile, just like traditional tenancies we would expect the landlord to look after the general maintenance of the property and its structure. However, as a gesture of goodwill we agree to cover costs of up to £300 a year. So if for example your boiler breaks down that costs £150 we would cover this cost, as well as arranging for it to be repaired and managing that process, for any costs over that £300 we would contact you to discuss.

  • Yes, as we are typically looking for stable long-term partnerships of 3 to 5 years with our landlords. However, if you feel that you may need the property back at some point, we can arrange adding break clauses into the agreement at certain intervals before finalising the contract to ensure you have the flexibility you deserve.

  • We take on properties of all sizes, however we primarily look for properties ranging between 2 and 5 bedrooms. The properties must be in a suitable condition for us to be able to guarantee rent on, if there are any minor cosmetic and decorative works needed to be undertaken then we will take care of this, this ensures that the condition of your property will be better than it was before you left it with us.
